Common questions from property managers.

Do I have to give you access to my Airbnb or Vrbo account?

No. We use a specialist short-term rental pricing platform to manage your rates. Your booking-platform login credentials stay with you. We never need your Airbnb, Vrbo, or Booking.com passwords.

What if I want to set my own minimum price?

You set the floor. We work above it. Your minimum nightly rate is fixed by you and protected. We only adjust upward when the market supports it, so you're always in control of what your property won't go below.

Is there a contract or minimum commitment?

We work on a simple rolling monthly Service Agreement. There's no minimum term, no setup fee, and no long-term lock-in. Either side can end it with 30 days' written notice at any time. Fees are 1% of booking revenue (+ VAT where applicable), invoiced monthly in arrears.

Do you work in the UK as well as the Canary Islands?

Yes. We manage holiday rental portfolios across the Canary Islands (Lanzarote, Tenerife, Gran Canaria, and Fuerteventura) and seasonal markets across the UK including the South West, Lake District, Scottish Highlands, and Cornwall.

How is this different from Airbnb's built-in Smart Pricing?

Airbnb Smart Pricing is conservative by design. It optimises for occupancy, not revenue.
